Our PAC Process
What Is the PAC Process?
PAC, short for Paid as Consultant, involves engaging a builder early in the project—typically during the design or pre-construction stage—to provide professional advice before the plans are finalised.
Early builder involvement can help identify construction challenges, assess feasibility, provide preliminary cost guidance and highlight decisions that may affect the budget. For many clients, it is also an opportunity to build a relationship with us as the preferred builder before construction begins and reduce the risk of unexpected costs later.
The PAC model is the way to minimise design mistakes, improve buildability and keep the project aligned with the available desired job spend or budget. The main difference is that PAC moves away from the traditional design–tender–build process. Under the traditional model, the design and documentation are completed before being issued to several builders for competitive pricing often without the same scope of works, specifications, inclusions or quality With PAC, we help before the design is complete and become involved in the project’s early planning and decision-making.

For the Architect / Designer
Our process provides real-time cost feedback throughout design development, helping ensure concepts remain aligned with the project budget from the outset.
We work collaboratively with the design team to test ideas against construction costs, buildability and site conditions, while also providing support with site investigations, existing home inspections and consultant coordination where required.
Clear communication and streamlined documentation throughout the process help reduce unnecessary redesign, delays and budget surprises.
The result: stronger, more considered design outcomes that are practical to build, financially achievable and aligned with the client’s vision.
